Today, the City of Baltimore announced the implementation of blockchain technology for title searches, a groundbreaking advancement that promises to transform the real estate transaction process in the city.  This innovative system will enhance transparency, reduce fraud, and streamline the title search process for homeowners, buyers, and real estate professionals.

Beginning November 4, 2024, Baltimore residents will have access to a secure, digital platform that utilizes blockchain technology to provide accurate and immutable records of property titles. This initiative is part of the city’s ongoing commitment to utilizing cutting-edge technology to improve public services and foster a more efficient real estate market.
The platform can be found here.

“By adopting blockchain technology for title searches, we are taking a significant step towards modernizing our real estate processes,” said Mayor Brandon Scott. “This initiative not only enhances transparency and trust in property transactions but also positions Baltimore as a leader using innovative tools to improve city government.”

Utilizing this technology in the city was a joint effort spearheaded by the Baltimore City Law Department in partnership with Baltimore City Information Technology (BCIT) and Department of Housing & Community Development (DHCD).

“Making property transaction information easily accessible in a secure, unchangeable form, will assist in our efforts to address vacant buildings in the city,” said Housing Commissioner Alice Kennedy. Our goal is to move through the process of title examination more readily and speed up the process of getting vacant buildings back into productive use.”

Key benefits of blockchain title searches include:

  • Enhanced Transparency: Blockchain’s decentralized nature allows all stakeholders to access the same verified information, reducing discrepancies and enhancing trust among buyers, sellers, and lenders.
  • Increased Security: The technology provides a secure environment for property records, significantly reducing the risk of title fraud and ensuring that ownership information is protected.
  • Faster Transactions: By streamlining the title search process, blockchain technology can significantly reduce the time it takes to complete real estate transactions, benefiting homeowners and real estate professionals alike.
  • Cost Efficiency: The reduction in paperwork and the need for intermediaries can lead to lower transaction costs for buyers and sellers.

“I took it very seriously when Mayor Scott asked for cross-agency solutions in the overall effort to combat vacant housing in Baltimore,” said City Solicitor Ebony Thompson.  “This transition to blockchain-based title searches will not only assist with that work, but also serves as part of Baltimore’s broader strategy to embrace digital solutions that enhance civic engagement and improve service delivery.”
