What We Do

The Baltimore City Zoning Appeals Board (BMZA) is here to assist you with various appeals from city agencies. We help ensure the well-being of our community. We hear appeals related to: 

  • Land use
  • Zoning
  • Public right-of-way closures
  • The False Alarm Reduction Program
  • Various admin agencies

Our decisions always follow local and state laws. We aim to maintain the health, security, and overall welfare of our community. Some of our goals include preventing overcrowding, ensuring there's enough light and fresh air, and providing safety from dangers like fires and congestion. We also strive to improve public services, including transportation, water, schools, and parks. 

All BMZA hearings are held in the Benton Building, 417 E. Fayette Street, in the 8th floor Planning Department Boardroom.

BMZA hearings are in person only, with no virtual/hybrid component for the foreseeable future.

Keep in Mind

All applicants and individuals in support and opposition to any matter before the Board must appear in person or provide testimony in writing to bmza@baltimorecity.gov at least 24 hours ahead of the scheduled hearing.

Everyone in attendance in the hearing room is strongly encouraged to wear a mask. No participant will have an option to present information electronically during the hearing; please bring six (6) printed copies of any document that you would like the Board to consider or submit it electronically at least 24 hours ahead.
